Deposits and Cancellations:

A 25% deposit confirms your reservation.
Balance is due 60 days before travel.
No refunds for cancellations are made within 60 days prior to scheduled occupancy.

For cancellations made more than 61 days prior to scheduled occupancy, we will refund all deposits less a 10% cancellation fee and relevant credit card Administrative Fees (if applicable) or wire fees.
(Deposits for Sundown and Rio Chico are non-refundable.)

For Thanksgiving week cancellations made 91 or more days prior to scheduled occupancy, we will refund all deposits less a 10% cancellation fee.

A $500 damage deposit also is required; we will refund this promptly when you return home if no damage occurs during your stay.
(A few villas require a larger damage deposit.)

Christmas and New Years

Policies for Christmas and New Year's weeks differ.
A 50% deposit confirms a reservation. Balance is due 120 days before travel.
No refunds for cancellations are made within 120 days prior to scheduled occupancy.
For cancellations made more than 120 days prior to scheduled occupancy, we will refund all deposits less a 10% cancellation fee.

Rates are based on double occupancy per bedroom. Additional guests, if allowed, attract additional charges. For guests in excess of double occupancy, an extra guest fee of $30 per night will apply. Cot rental is $5 per night as are crib or high chair fees.
This fee is waived for infants under 6 months of age.

Malatai on the Beach
Keela Wee on Discovery Bay
Makana on Discovery Bay
Whispering Waters on Discovery Bay

Amanoka on Discovery Bay $150 per night

Check in and Check out Times:
Check-in time is 1:00 p.m. on arrival day. Check-out time is 11:00 a.m. on departure day.
EXCEPTIONS:
In Tryall Club villas, check-in time is 3:00 p.m. and checkout time is 12:00 noon.
In some Discovery Bay villas (Summer Place, Amanoka, Keela Wee, Makana, Sundown, Coral Cove Cottages and Whispering Waters), check-in time is 3:00 p.m. and checkout time is 11 a.m.
